The developer

FK Development has built Georgia's landmarks for more than 22 years

FK Development LLC is a Batumi-based construction and development company with over 22 years in Georgia's construction sector, founded by Fridon Katamadze. It is recognised as one of the country's most established developers, with a delivered portfolio spanning five-star international hospitality, luxury resorts and major public institutions.

The company has shaped a significant part of Georgia's modern built environment. It delivered Kempinski Batumi, the five-star hotel and residences on the Black Sea coast, and the Castello Mare Resort and Spa at Tsikhisdziri. It built the Batumi House of Justice and the Gurjaani House of Justice, two of the government buildings that define Georgia's public architecture programme. It has also delivered projects internationally to the same standards.

FK Development works with an in-house team of around 200 across construction, sales, marketing and design, rather than subcontracting delivery. That integration is why the company controls quality from foundation to finish — and why it was able to meet the specification requirements of an international luxury brand.

Delivering a Kempinski property means meeting the construction, finish and operational standards set by an international five-star hotel operator. That experience is what a branded residence requires, and it is why Tonino Lamborghini selected FK Development as its partner in Georgia.

The tower

A 65-floor branded tower on the Black Sea seafront

Tonino Lamborghini Tower Batumi rises 65 floors on the seafront of Batumi Island, roughly 30 metres from the water, and contains 1,050 residences. Apartments face the sea, the city or the Caucasus mountains, and the building combines residential floors with hospitality, retail and leisure levels.

Residences are delivered with Tonino Lamborghini branded interiors and furniture, premium materials and integrated smart-home systems. The result is a fully finished, brand-consistent apartment rather than a shell. That is what makes the residences immediately lettable, and what gives the tower its position in the branded-residence category.

The brand

Tonino Lamborghini is the Italian lifestyle house, not the car manufacturer

The tower carries the brand of Tonino Lamborghini, the Italian lifestyle and design house founded by Tonino Lamborghini, son of Ferruccio Lamborghini. It is a separate company from Automobili Lamborghini, the car manufacturer. This is the first and exclusive Tonino Lamborghini branded residence in Georgia.

For more than forty years the Tonino Lamborghini brand has carried Italian design into furniture, interiors, accessories, hospitality and branded real estate worldwide. The partnership with FK Development was formalised in Bologna. The brand publishes it on its own website, so the association is confirmed from the licensor's side, not only the developer's.

The partnership shapes the tower's architecture, interior design and furnishing standard. Residences are delivered with Tonino Lamborghini interior collections, giving the building the brand consistency that defines the branded-residence category and supports both resale positioning and rental rates.

Batumi Island

The tower stands on Batumi Island, a new seafront district

Batumi Island is a large-scale seafront development on Georgia's Black Sea coast, created as a self-contained coastal district rather than a single building. FK Development is a co-developer of the island alongside partners and is delivering the Tonino Lamborghini Tower on it.

Two peninsulas have been fully reclaimed and 44 hectares are officially registered. The masterplan combines residences, hospitality, retail, marina, education and leisure, with USD 350 million invested in the project and more than 1,000 people working across it.

Batumi

Batumi is Georgia's Black Sea resort city and its leading coastal property market

Batumi sits on Georgia's Black Sea coast in the Adjara region. It is the country's principal seaside city and the centre of its coastal property market, and was named World's Leading All-Season Destination at the 2025 World Travel Awards.

The city combines a subtropical climate, a compact seafront centre, an international airport and a year-round visitor economy spanning beach tourism, hospitality and entertainment. That visitor base is the underlying demand behind short-let and branded residential property in the city.

Georgia sits between Europe and Asia, admits most nationalities without a visa, taxes property lightly and keeps transaction costs low. Those conditions have made Batumi a recurring choice for international buyers from Europe, the Gulf, Israel, India, Russia and China.

Investment case

Projected returns of up to 15.7%, from a commissioned feasibility study

FK Development commissioned Cushman & Wakefield | Veritas to conduct a feasibility study for the project. It projects returns of up to 15.7% overall — studios up to 16%, one-bedroom up to 12.9%, two-bedroom up to 12.8% — alongside value growth of 20 to 30% by completion.

Two-bedroomUp to 12.8%
Value growth to completion20–30%

Georgia's tax treatment strengthens the net position for foreign owners. Individual owners pay no property tax. Rental income is taxed at a flat 5%. No capital gains tax applies where a property is sold more than two years after purchase.

The Cushman & Wakefield | Veritas study assessed the project's financial and investment viability, its market dynamics, and its demand and pricing potential. It also assessed the tower's positioning within the Black Sea residential and hospitality landscape. The firm publishes confirmation of the engagement on its own site, and the full report is available from FK Development.

Payment

Instalment plans from a 20% down payment

FK Development offers two payment structures: a 20% down payment with instalments over up to four years, or a 30% down payment with instalments over up to five years. The schedule is then tailored to each buyer's circumstances.

PlanDown paymentInstalments over
Option one20%Up to 4 years
Option two30%Up to 5 years

FK Development's sales team works with each buyer individually to structure a schedule that fits their investment plan. Current pricing and availability are provided on request.

Managed rental

A managed rental programme with revenue co-sharing

FK Development is establishing a managed rental programme for the tower. Owners may place their residence into a professionally operated pool and receive income without managing lettings themselves.

The programme uses a co-sharing model: owners participate in the tower's overall operational revenue alongside the performance of their own residence. The building's income includes its hospitality, retail and leisure operations as well as its apartments. That structure balances returns across residence types, and smooths the seasonality that affects individually let coastal property.

The tower has its own mall, restaurants, spa, pools, yacht club and beach. Those facilities are what allow the residences to be let at branded-residence rates rather than standard apartment rates. Owners electing to self-manage or to use another operator remain free to do so.

Buyer protection

Ownership is secured through Georgia's public registry

Property rights in Georgia are recorded by the National Agency of Public Registry, one of the fastest and most transparent registration systems in the region. FK Development contracts and registers each purchase through that system, so a buyer's interest is a matter of public record rather than a private arrangement.

Every purchase is governed by a written agreement setting out the residence, the price, the payment schedule and the obligations of both parties. On request, FK Development provides buyers and their advisers with the company registration extract, the land title and the construction permit for the project. It welcomes independent legal review of the agreement before signature.

The Batumi Island project holds construction approval from the Government of Georgia, and the land on which the tower stands is reclaimed and officially registered.

Foreign buyers

Foreign nationals can own property in Georgia outright, and buy remotely

Foreign nationals may acquire non-agricultural real estate in Georgia in their own name. No local partner or company structure is required. A purchase can be completed remotely through a power of attorney, and registration with the National Agency of Public Registry is typically completed within days.

Georgia's tax regime is among the most straightforward in the region for international owners. Individuals pay no property tax. Rental income is taxed at a flat 5%. A sale more than two years after purchase attracts no capital gains tax.

A qualifying property purchase from USD 150,000 may also support an application for a Georgian residence permit. Residence-permit eligibility is assessed separately by the Georgian authorities according to the rules in force at the time of application.

Construction

Foundation and piling works are underway

Construction is in progress. The land is reclaimed and registered, the Batumi Island project holds construction approval from the Government of Georgia, and foundation and piling works are underway on site. Completion is planned for 2030.

FK Development delivers its projects with its own construction division rather than through subcontracted general contractors. That is how the company delivered Kempinski Batumi and Castello Mare to their respective operator and resort standards.

Fit

Who the tower is designed for

Tonino Lamborghini Tower Batumi is designed for international buyers who want a branded seafront residence in a growing coastal market. It combines personal use, rental income and long-term capital appreciation.

Designed for

  • International investors seeking branded seafront property with rental potential
  • Buyers who value design, brand and hotel-grade facilities
  • Holiday-home owners who want the residence to earn when unoccupied
  • Buyers seeking an entry point below comparable branded residences in mature markets
  • Owners who benefit from Georgia's property tax treatment
  • Whole-floor and bulk investors
  • Premium brands seeking retail or office space in the tower

Not designed for
