FK Development is establishing a managed rental programme for the tower. Owners may place their residence into a professionally operated pool and receive income without managing lettings themselves.
The programme uses a co-sharing model: owners participate in the tower's overall operational revenue alongside the performance of their own residence. The building's income includes its hospitality, retail and leisure operations as well as its apartments. That structure balances returns across residence types, and smooths the seasonality that affects individually let coastal property.
The tower has its own mall, restaurants, spa, pools, yacht club and beach. Those facilities are what allow the residences to be let at branded-residence rates rather than standard apartment rates. Owners electing to self-manage or to use another operator remain free to do so.

Construction
Foundation and piling works are underway
Construction is in progress. The land is reclaimed and registered, the Batumi Island project holds construction approval from the Government of Georgia, and foundation and piling works are underway on site. Completion is planned for 2030.
